USAPatrimora USA
Dubai real estate advisory for American investors.

A Dubai advisory, with a desk for the United States.
Patrimora Capital is a wealth and real estate advisory firm based in Business Bay, Dubai, serving international investors.
Patrimora USA brings that standard to American investors: one senior advisor, in English, from the first call to the title deed — with selections built on official Dubai Land Department data, never on brochures.
Advice before acquisition.
One less variable between you and the asset.
Your dollar doesn’t convert.
The UAE dirham is held at a fixed rate against the U.S. dollar by the Central Bank of the UAE (AED 3.6725 per USD). Your capital stays in a dollar-linked currency.
Freehold, in your name.
In designated freehold areas, foreign buyers own property outright. Every sale is registered with the Dubai Land Department and the title deed is issued in your name.
A base, not just an asset.
Property ownership can open the way to UAE residency. An investment of AED 2 million or more may qualify for the 10-year Golden Visa, subject to eligibility.
A clear framework.
The UAE levies no personal income tax. As a U.S. person you remain taxable on worldwide income: we work alongside your CPA so the structure is clean on both sides.
General information only. Residency and tax outcomes depend on your personal situation and the rules in force at the time of purchase.

Two markets. One standard.

Before we speak.
What U.S. investors ask us most often.
Can a U.S. citizen buy property in Dubai?
Yes. Foreign nationals, including U.S. citizens, can buy freehold property in designated areas of Dubai. Ownership is registered with the Dubai Land Department in the buyer’s name.
Can I complete the purchase without travelling?
Yes. Reservation, sale agreement and registration can be completed remotely, with documents signed electronically or through a power of attorney.
How are payments made?
For projects under construction, payments are made by bank transfer from your U.S. account to the project’s escrow account, regulated by the Dubai Land Department, following the developer’s payment plan.
Do I need a UAE bank account?
Not to buy. A local account becomes useful later, to collect rent or pay service charges, and we guide you through opening one.
What about U.S. taxes?
U.S. persons are taxed on worldwide income. We work alongside your CPA so that rental income and any future sale are properly reported. We do not provide U.S. tax advice ourselves.
We work with a limited number of clients at a time.
Start with a conversation — by video call, WhatsApp or phone, on U.S. hours when needed.
